Contract Lengths for Single Graduates

Length of your contract is based on your academic program, category of housing, location of your housing assignment, and when you are assigned. Your specific contract length can be found in your Axess account after you are assigned.

The majority of contracts at Stanford are year-round contracts although some academic-year contracts are available in selected buildings. There are also a limited number of apartments with contracts that extends for only one quarter (autumn-only, winter only and  spring-only) that can be extended on a quarterly basis, depending on availability. Each residence choice on Axess is displayed with a description of the contract length. Pay close attention while ranking the residence choices on your application as there are sometimes different contract lengths available for the same type of housing.

Your selections this year may limit your options for next year. You cannot live in continuous occupancy if you are living in an academic-year building, but can terminate the summer portion of the year-round contracts. The move-in date options vary by quarter; more information is available at Move-in Date Options

Year-round contracts usually run from autumn through the end of the summer term. If you move into your Stanford residence at the beginning of a term, your first month's charges will be prorated to the first day of the term. If you are no longer enrolled and move out at the end of a term, your last month's charges will be prorated to the last day of the term. Rent also is prorated to the end of a summer session for students who do not continue in housing for the following year. Enrolled summer visiting students can apply just for Summer Quarter.

You may file a termination form on Axess in the R&DE Housing and Dining portal to end your contract at the end of Spring Quarter even if you are enrolled for summer as long as you file by the deadline and have not renewed your contract for the following year. If you fail to give notice by the applicable deadline noted in the Residence Agreement, you will be charged a $100-$450 late termination of occupancy fee. You are obligated to pay rent through the end of Spring Quarter as long as you remain an enrolled student. If you move out before the end of the Spring Quarter and remain enrolled, you will continue paying rent until the end of Spring Quarter.

Academic-year contracts usually run from autumn through spring term, though some contracts vary in length according to the residence to which you are assigned. Academic-year contracts are located in specific buildings that close for the summer. If you have an academic-year contract and want to continue in University housing during the summer, you’ll need to file a new summer housing application in the spring and move to a building that is open for the summer. See Apply for Summer Housing.

MSx students in the Graduate School of Business start in the summer of one academic year and graduate in the spring of the next academic year so have special contract dates. For the 2019-20 academic year, MSx students can move in on July 5, 2019 and their contracts extend to June 28, 2020. Students living in academic-year residences have contracts that extend until the end of spring only. MSx students must submit two applications one starting in summer and the next starting in autumn. They will have continuous housing, but may be assigned to different housing for summer and the following academic year, if their autumn assignment is not available in the summer.

Quarterly Contracts (autumn only, winter only or spring only) extend just for one quarter. There are only a small number of quarterly contracts offered, usually for autumn quarter. Students in this contract have the ability to join the Winter Waiting List and apply for a contract to begin winter through the end of the annual contract period. They will be given priority for assignment and can keep the lottery number that they had with their autumn-only assignment. In a few cases, students may be able to remain in their autumn-only assignment for winter and possibly spring quarters depending on when the space may be needed for other purposes.
